Contractors, distributors, light manufacturers and online sellers need space that works for how they run, and the building's address is only part of that. I focus on small industrial and flex buildings around Warminster, Warrington, Chalfont and Horsham, and across Upper and Lower Bucks. I was trained in industrial commercial real estate, I spent over ten years in my family's distribution business, and since 2019 I've worked on about 80 property renovations. That taught me to look closely at power, access, condition and use.
What I look at
- Loading docks and doors: how many there are, what type and size, and whether trucks and vans can actually use them.
- Clear height: the usable space under the ceiling for racking and storage.
- Power: whether the service fits your equipment today and as you grow.
- Truck access and parking: turning room, nearby roads, and parking for staff and visitors.
- Zoning and allowed uses: whether your business is permitted there before you sign.
- Condition: roof, floors, heating and cooling, and anything that may need work soon.
For tenants and businesses
Tell me what comes in, what goes out and what you need on site. I'll help you find space that fits and point out problems before they cost you.
For owners
I can help you understand what your building offers, who it suits and how to present it well, and talk through leasing or selling.
For investors
I'll help you look at small industrial and flex properties with clear eyes: condition, allowed uses, and how easy the space would be to re-lease.

A: Flex space mixes office space with warehouse, shop or light production space in one building. It's common for contractors, distributors and small manufacturers.
Q: What should I check before leasing a warehouse?
A: Check the loading doors, clear height, power, truck access, parking, zoning and the building's condition.
Q: Which areas of Bucks County do you cover?
A: Mainly Warminster, Warrington, Chalfont and Horsham, plus the rest of Upper and Lower Bucks. Through the KW Commercial referral network I can also connect you with help farther away.
